Individual Leases

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

Can I cancel my lease after signing it?

Students that have withdrawn or are no longer attending TAMIU are eligible to cancel their lease in accordance with the terms stated in the lease. To begin the lease cancellation process, please complete this form and upload the requested documentation. All cancellations are subject to review and approval.
Requests will be reviewed and the student will be notified of the decision.  The student is responsible for any past due payments, fees, or other charges.

What does my lease look like?

The Residential Learning Community and University Village leases consist of a first page that is unique to your specific move in and move out, then there are pages 2-10 that make up the lease body.  Click here to review the lease body.  

Lease Term & Rental Installments

What is an installment?

The typical lease term is approximately 9.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 8 equal installments due August 1 - May 1.  These installments do not represent a monthly rent amount and are not prorated.

When are the installments due?

Installments are due on the 1st of each month per the payment schedule outlined in the lease agreement. Payment is considered late if not received by the 5th of each month.

How can I make a payment?

We accept checks, money orders and cashier’s checks in our office made payable to the community name. As an alternative payment option we also accept credit card and debit cards online here for your convenience. You can also visit the Bursar’s office on-campus to make your payments in cash.

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Can I use financial aid or my scholarship to pay my rental installment?

Yes, once all obligations owed to the university have been paid in full, you may use any remaining funds to pay for housing.

Can I fill out an application online?

You can access the online application by clicking the “Apply Online” link at the top of every page.

Roommate Matching & Requests

Can I live with my friends?

You may request roommates by selecting them in the housing portal after you sign your lease agreement. You will not be able to gain access to the profile section of the housing portal until your lease agreement is completed. Whenever possible, a mutual roommate request will be honored.

What is roommate matching and how does it work?

Roommate matching is the process by which roommates are matched together using roommate profiles. You can utilize our roommate matching service to find one or more roommates, or you can bring all of your own roommates.

What if I don’t have anyone specific I want to live with?

When you sign your Lease Agreement, you will complete Resident Profile Form indicating specific information that will help us match you with a roommate. We will place you with another student with similar interests, when possible.

Meal Plan

Is it necessary to purchase a meal plan to live on-campus?

The meal plan is required for all Residential Learning Community residents.  The meal plan is optional for all University Village residents.  You can find the various and affordable meal plan options here.

Important Information

How do I submit a maintenance request?

A maintenance request needs to be submitted any time a resident notices that something is broken or not working properly.  The request can be submitted 24/7 here or notifying the office during office hours.

Renters Insurance

Is insurance coverage for my belongings included as part of my Lease Agreement?

Coverage for your personal belongings is not included as part of your Lease Agreement. Renters insurance can provide coverage for loss or damage to your personal belongings (including fire, theft, or natural causes). Renters insurance is not required but highly recommended. Please click here for more information.
